Garden offices in Surrey you can
work in all year
Every Garden Rooms Surrey garden office is insulated, plastered, heated and
wired for power and internet, with its own consumer unit.
Working from the kitchen table gets old fast. A garden office gives you a proper home office and a door to close when work’s done.
We put 97 mm of solid insulation in the walls and 122 mm in the roof and floor, and heating comes as standard with a 1.5 to 2 kW panel heater.
But summer heat needs thinking about too. Blinds and the right glazing help, and air conditioning does the best job, which we can fit as an extra. Sockets, lights and an internet connection are all included, along with the electrics for the first 20 m from your house.
What we build
Every room is bespoke, designed around your garden and how you’ll use it, from 2 m by 2 m upwards. Unlike kit
garden buildings, ours are built on site from the base up, then plastered, painted and finished the way you’d finish
an extension or loft conversion.
These are the rooms we build most:

Garden Offices
Heated annd wired for work.

Garden Gyms
Rubber flooring as standard, room for your kit.

Rooms with a toilet or
shower
Toilet from £5,000. Shower room from £7,000.

Saunas
Infrared is our first choice. £4,000 to £30,000.

Annexes
Space for family or guests, with the planning side handled.

Studios, music rooms and
golf simulators
Built around the job the room has to do.

Hot tub shelters and pool
houses
Shelters are usually part enclosed. Pool houses can include changing space.

Garden Bars
Somewhere to have people round.
How much does a garden room cost in Surrey?
Garden Rooms Surrey builds finished garden rooms from about £17,000 all in, with toilets,
shower rooms and saunas priced on top.
That price covers the whole job, from the base to the last coat of paint. Our quotes are fixed, and the price
only changes if extras are added.
One thing can come up: if the fuse board in your house isn’t up to it, it may need upgrading.
Our standard specification include

The same trades on every job
In our experience, problems on plumbed garden rooms start when the work is
passed from one company to the next. So we keep every job with the same
people:
We started out as landscapers.
That’s why we look at the whole garden as well as the room. You get options
on where it goes and how it sits, so you can make the call with all the facts in
front of you. If you’re comparing builders, our guide to choosing a garden
room builder sets out what to ask.
Four carpentry teams, each led by
an experienced carpenter
A registered plumbing firm for
toilets, showers and kitchens
Landscaping teams for patios,
decking and clearance
A planning consultant who draws
and submits applications
The same electricians on every job
A groundsman for drains
A tree specialist

Do you need planning permission for a garden room in Surrey?
In England, many Surrey garden rooms need no planning permission, as they meet permitted
development’s height, position and size limits.
That holds while the room stays part of the home and the house keeps its permitted development rights.
That holds while the room stays part of the home and the house keeps its permitted development rights.
The room must be single storey and no more than 2.5 m high if it sits within 2 m of a boundary, which is why we build to
2.5 m as standard. Together with any extensions and other outbuildings, it can’t cover more than half the land around
the original house.
Parts of Surrey have tighter rules. In the Surrey Hills National Landscape, buildings more than 20 m from the house can
cover no more than 10 m² in total. On designated land, which includes conservation areas and the Surrey Hills, a room at
the side of the house needs planning permission.
At a listed building, any outbuilding needs permission. The Planning Portal’s outbuilding rules set out the detail.
On some newer estates, permitted development rights were removed when the houses were approved. If that covers
outbuildings, even a small room has to go through planning. We’ve built on estates like that.
It matters when you come to sell your property, too. A room built within the rules can help a house stand out, but one
built too high or in the wrong place gives a buyer something to negotiate on.
If you do need permission, our planning consultant draws up the plans and submits them for you. We subsidise that, so
you pay £1,000. Worth knowing too: from April 2027, Surrey’s councils are replaced by two new ones, East Surrey and
West Surrey. Read our Surrey planning guide
